Two more townhome buildings will rise at 302 15th Street North, a site near St. Pete’s bustling EDGE District where developer Onyx+East is building a 26-unit townhome community. “The EDGE District is vibrant, and we are excited to be a part of its momentum. It was a target for us as we look to provide housing opportunities for all kinds of urban neighborhoods,” Onyx+East CEO Kelli Lawrence said.

Furthermore, all the townhomes in the Alante development have rooftop terraces on the fourth floor, providing views of the downtown skyline and Tropicana Field,” she added. The rooftop terraces range from 408 to 464 square feet, perfect for entertaining guests or simply relaxing and taking in the sights of vibrant St. Petersburg. The Indianapolis-based developer started construction on the $21 million Alante project in 2021, having now nearly completed four of the six buildings. The second and final phase will wrap construction later this year in late 2023.

Onyx+East has faced some delays during construction due to supply chain issues and material costs, but they have powered through. “We weren’t able to complete the first few buildings as quickly as we hoped because we were in the middle of those supply chain challenges that affect the whole industry, but we’ve seen many of those issues level out to where our construction times are much more predictable,” Lawrence said. “It’s smooth sailing now as we complete the last buildings.”

Moreover, the townhomes feature several floorplans ranging from 1,708 to 2,077 square feet, with two to three bedrooms, two-and-a-half to three bathrooms, and one- to two-car garages. The open concept layouts maximize natural light and flow seamlessly between rooms. Additionally, the three-story townhomes also come with pre-wired smart home technology allowing residents to control lighting, temperature, security and more from their smartphone or voice assistants.

The interiors blend modern and industrial design elements with quartz countertops, stainless steel appliances, wood-style flooring, and spa-like bathrooms. Each unit also has a fenced-in yard, rare for an urban townhome development. These private yards extend the living space outdoors with enough room for seating areas, gardens and pets.

Initially, the townhome prices started in the $400,000s; however, due to escalating construction costs and booming housing market conditions in downtown St. Petersburg, the prices now vary from the $700,000s to the $900,000s. Lawrence said the team has sold 17 of the 26 units even with the price increases.

The real estate market in St. Petersburg remains red hot with high demand and limited housing inventory, especially for new construction. Alante offers larger, luxury townhomes walking distance to downtown amenities that are appealing to a range of buyers from young professionals to empty nesters.

“We have seen tremendous interest and sales velocity even with the price adjustment. Buyers recognize the value proposition of these townhomes and all they have to offer,” said Lawrence. “We only have a handful of opportunities left for home buyers to join the Alante community.”

In conclusion, Onyx+East is working with St. Pete-based PLACE Architecture on Alante. This is their second project in St. Petersburg after completing Six Point Row, a 19-unit community finished in 2022 at 2611 1st Avenue North in the Grand Central District.

Onyx+East specializes in urban infill townhomes and aims to strengthen neighborhoods while providing housing diversity. “The housing market is extremely strong. There needs to be more supply,” Lawrence said about plans for further development in St. Petersburg. “We love Kenwood, Uptown, and other neighborhoods in the core of St. Pete that we would like to expand our brand into.”

Lawrence cited St. Petersburg’s economic growth, tourism, job market and appreciation for the arts as driving factors for increased housing demand. St. Petersburg offers a high quality of life with top-rated beaches, museums, restaurants, craft breweries and vibrant neighborhoods.

Historic neighborhoods closest to downtown like Old Northeast, Crescent Heights, Euclid and St. Petersburg Heights have seen home demolitions for complete rebuilds along with multi-million dollar renovations flipping homes. Mid-Century ranch homes in northeast St. Pete and bungalows in Shore Acres offer more room for sweat equity fixer uppers.
