Alante Townhomes Edge District:  New Townhomes Rising in St. Petersburg’s Vibrant EDGE District

Alante Townhomes Edge District:  Located Near Downtown

Two more townhome buildings will rise at 302 15th Street North, a site near St. Pete’s bustling EDGE District where developer Onyx+East is building a 26-unit townhome community. “The EDGE District is vibrant, and we are excited to be a part of its momentum. It was a target for us as we look to provide housing opportunities for all kinds of urban neighborhoods,” Onyx+East CEO Kelli Lawrence said.

Alante Townhomes Edge District:  Rooftop Terraces and Views

Furthermore, all the townhomes in the Alante development have rooftop terraces on the fourth floor, providing views of the downtown skyline and Tropicana Field,” she added. The rooftop terraces range from 408 to 464 square feet, perfect for entertaining guests or simply relaxing and taking in the sights of vibrant St. Petersburg. With floor-to-ceiling glass walls and outdoor kitchens on some units, these rooftop spaces seamlessly blend indoor and outdoor living.

Alante Townhomes Edge District:  Final Phase of Construction

The Indianapolis-based developer started construction on the $21 million Alante project in 2021, having now nearly completed four of the six buildings. The second and final phase will wrap construction later this year in late 2023.

Onyx+East has faced some delays during construction due to supply chain issues and material costs, but they have powered through. “We weren’t able to complete the first few buildings as quickly as we hoped because we were in the middle of those supply chain challenges that affect the whole industry, but we’ve seen many of those issues level out to where our construction times are much more predictable,” Lawrence said. “It’s smooth sailing now as we complete the last buildings.”

Alante Townhomes Edge District:  Townhome Features

Moreover, the townhomes feature several floorplans ranging from 1,708 to 2,077 square feet, with two to three bedrooms, two-and-a-half to three bathrooms, and one- to two-car garages. The open concept layouts maximize natural light and flow seamlessly between rooms. Additionally, the three-story townhomes also come with pre-wired smart home technology allowing residents to control lighting, temperature, security and more from their smartphone or voice assistants.

The interiors blend modern and industrial design elements with quartz countertops, stainless steel appliances, wood-style flooring, and spa-like bathrooms. Each unit also has a fenced-in yard, rare for an urban townhome development. These private yards extend the living space outdoors with enough room for seating areas, gardens and pets.

Alante Townhomes Edge District:  Pricing and Sales

Initially, the townhome prices started in the $400,000s; however, due to escalating construction costs and booming housing market conditions in downtown St. Petersburg, the prices now vary from the $700,000s to the $900,000s. Lawrence said the team has sold 17 of the 26 units even with the price increases.

The real estate market in St. Petersburg remains red hot with high demand and limited housing inventory, especially for new construction. Alante offers larger, luxury townhomes walking distance to downtown amenities that are appealing to a range of buyers from young professionals to empty nesters.

“We have seen tremendous interest and sales velocity even with the price adjustment. Buyers recognize the value proposition of these townhomes and all they have to offer,” said Lawrence. “We only have a handful of opportunities left for home buyers to join the Alante community.”

Alante Townhomes Edge District:  Future Development

In conclusion, Onyx+East is working with St. Pete-based PLACE Architecture on Alante. This is their second project in St. Petersburg after completing Six Point Row, a 19-unit community finished in 2022 at 2611 1st Avenue North in the Grand Central District.

Onyx+East specializes in urban infill townhomes and aims to strengthen neighborhoods while providing housing diversity. “The housing market is extremely strong. There needs to be more supply,” Lawrence said about plans for further development in St. Petersburg. “We love Kenwood, Uptown, and other neighborhoods in the core of St. Pete that we would like to expand our brand into.”

Lawrence cited St. Petersburg’s economic growth, tourism, job market and appreciation for the arts as driving factors for increased housing demand. St. Petersburg offers a high quality of life with top-rated beaches, museums, restaurants, craft breweries and vibrant neighborhoods.

Alante Townhomes Edge District:  Overview of St. Petersburg, Florida

Nicknamed the “Sunshine City,” St. Petersburg boasts an average of 361 days of sunshine per year. Located on the Gulf Coast, it has 35 miles of beaches with vibrant seaside communities.

Once known as a popular retirement destination, St. Petersburg is now experiencing a youth movement with a flourishing arts and restaurant scene. In recent years it has topped lists for hippest mid-sized cities, best downtowns and most arts-vibrant small cities by publications like Travel + Leisure and USA Today.

St. Petersburg was founded in 1888 by John C. Williams who purchased 2,500 acres to start the city. It was named after St. Petersburg, Russia, where Peter the Great started Russia’s window to Europe.

St. Petersburg became a popular vacation destination in its early days due to its temperate climate and green benches scattered around downtown to provide shade and rest areas for visitors. This earned it the nickname “St. Pete” and “the Sunshine City.”

Tourism took off in 1914 when the historic Renaissance Vinoy Resort was built on downtown’s waterfront. Early visitors and settlers alike were drawn to St. Petersburg’s natural beauty and beaches.

The city has an extensive history beyond tourism. St. Petersburg became an important training ground during World War II with an influx of military personnel. It has been the Spring Training home of Major League Baseball’s New York Yankees since 1996. And the Tampa Bay Rowdies professional soccer team has called St. Petersburg home for decades.

With its vibrant arts scene, St. Petersburg has been nicknamed “San Francisco of the South.” There are more than 20 arts districts and neighborhoods, like the Grand Central District, EDGE District and Kenwood.

Downtown is home to world-class museums like the Dali Museum, Museum of Fine Arts and the Chihuly Collection presented by the Morean Arts Center. Every Saturday morning, the Downtown Arts Association hosts a lively outdoor market with over 200 artists and vendors.

In addition to museums and galleries, St. Petersburg hosts monthly art walks, the SHINE Mural Festival and one-of-a-kind events like the Flamingo Flock chase scavenger hunt. Public art installations add flair around the city.

Alante Townhomes Edge District:  Outdoor Recreation

St. Petersburg lives up to its “Sunshine City” nickname with abundant outdoor recreation thanks to year-round warm weather and Gulf Coast location.

Named TripAdvisor’s top beach destination, St. Pete has miles of award-winning white sand beaches for swimming, shell hunting or simply relaxing oceanside. Beach volleyball courts, parks and playgrounds dot the shorelines with amenities for visitors. On land, Tampa Bay’s longest paved trail, the Pinellas Trail stretches 47 miles from downtown St. Petersburg through northern beach communities for walking, running and cycling with water views much of the route.

Boyd Hill Nature Park offers 355 acres with 12 miles of trails through wetlands, meadows and mangrove habitats with educational programs. The winding red brick paths of sunken gardens are another popular spot for a botanical urban oasis.

Both USFSP and the downtown St. Petersburg College attract millennials and professionals to further their education while enjoying the St. Petersburg lifestyle.

Alante Townhomes Edge District:  Housing Market

The housing market is red hot in St. Petersburg fueled by rampant development downtown and increasing desirability. Home prices were up over 25% as of November 2022 over the previous year as the city rapidly grows.

Much of the surge is from cash buyers and investors – nearly 2/3 of home sales in 2022. There is not enough housing inventory to keep pace with demand, driving bidding wars and inflated valuations.

The median sales price for single family homes reached $465,000 in November. Condos and townhomes are more affordable yet still rising with median sale prices around $300,000 as of late 2022. The average rental rate is $2,100 a month currently.

As Lawrence noted, more housing supply is needed to balance the market especially affordable options. Alante’s larger townhomes provide move-up housing that helps relieve pressure on limited starter homes.

New developments like ONE St. Petersburg tower downtown and Beachwalk on Treasure Island, provide modern high end housing attractive to affluent professionals relocating from cities like New York and San Francisco.

Historic neighborhoods closest to downtown like Old Northeast, Crescent Heights, Euclid and St. Petersburg Heights have seen home demolitions for complete rebuilds along with multi-million dollar renovations flipping homes. Mid-Century ranch homes in northeast St. Pete and bungalows in Shore Acres offer more room for sweat equity fixer uppers.

Condo Market

Beyond single family homes, the condo market provides access from waterfront high rises to converted brick warehouses now lofts plus a growing segment of townhome communities suited for professionals.

As the Alante townhomes demonstrate, St. Petersburg has options tapping into vibrancy and coastal living with relative affordability compared to other Florida hotspots. For home buyers and investors, St. Petersburg provides inventory diversity and strong long term asset potential.

In summary, St. Petersburg, Florida is an undeniable gem conveniently located along the Gulf Coast. It’s the perfect place to enjoy idyllic weather, creative culture, unique dining and outdoor adventure while retaining a friendly small town ambiance.

Continued growth and development provide new housing options like the Alante townhomes to become part of this vibrant community on the rise. St. Petersburg has cemented itself as an attractive hometown for all generations.
