Indeed, the latest Florida Realtors report shows that single-family home inventory in the St. Petersburg area reached a 4.6-month supply in the second quarter of 2024, up from just 3.1 months a year earlier. The condo-townhouse inventory also increased from 5.2 months to 7.4 months over the same period.

Indeed, in Fort Lauderdale, Orlando, and West Palm Beach – all major Florida markets – the number of home sales declined in the second quarter of 2024 even as prices continued to rise. As Yvette Kim, one of our agents, points out, “Buyers are still feeling very cautious, and affordability remains a major constraint, especially with mortgage rates hovering around 7%.”

One key factor is the increase in active listings. In the St. Petersburg metro area, the number of homes for sale grew by 29.6% in the second quarter of 2024 compared to the same period last year. “This gives buyers more options to choose from and more time to make a decision,” says Pam Amante.
