According to the latest housing data, the St Petersburg Real Estate Market is holding steady despite national fluctuations. The median sale price sits at $425,000, unchanged from last year. Homes are selling in about 41 days on average, just slightly quicker than the 43-day average in May 2024. However, the number of homes sold dropped from 487 to 444 year-over-year, indicating a bit of cooling in overall transaction volume.
"While some may see a flat median price as a sign of stagnation, I see it as a moment of equilibrium," says Aaron Hunt, Broker of Avalon Group Realty. "It’s a balanced environment for buyers to negotiate and for sellers to find serious, qualified buyers."
A Buyer’s Market Emerges
For the first time in recent memory, St. Petersburg has officially shifted into a Buyer’s Market. Compared to May 2024 when sellers had the upper hand, buyers now enjoy more leverage. Homes are staying on the market longer, and many sellers are becoming more flexible with price and concessions.
"I’ve seen a few price adjustments that would have been unthinkable a year ago," shares Yvette Kim, St Petersburg Real Estate Agent. "Smart buyers are recognizing opportunities that might not last."
Price Per Square Foot Drops
In addition to overall sales volume and time on the market, price per square foot has dipped 6.4% to $323. This is a noticeable decrease from last year and an important indicator that buyers can get more value for their investment.
"That 6.4% dip in price per square foot means buyers are getting more home for their money," says Pam Amante, one of our most active agents. "It’s a great time for anyone thinking about making a move to St. Pete."
Inventory Snapshot
Although demand remains strong, inventory has started to build. With 444 homes sold in May 2025 versus 487 last year, buyers have more choices.
