The data reveals that the population growth has varied greatly across the ZIP codes in Hillsborough County. As a matter of fact, the fastest growing ZIP code in the county was 33598 in Balm/Wimauma.  And this growth is a 93% increase in population from 2010 to 2020. On the other hand, the slowest growing ZIP code was 33603 in Riverside Heights/Egypt Lake, with only a 0.18% increase in population. The average population growth for the county’s ZIP codes was 25% and the median was 18%.

Seven of the top ten fastest growing ZIP codes in the county were located in South County.  Further, these ZIP codes, along with others in Downtown Tampa, Brandon, and Lutz, attracted 53% of all new residents in the county. These areas saw population growth ranging from 41% in 33548 (in Lutz) to 93% in 33598 (in Wimauma), with an average growth rate of 63%.

Looking ahead to 2045, the county’s population expectations are to increase by 31% to reach 1.9 million residents. In addition, at the ZIP code level, the population growth will expand to range from 2% (33634 in Town and Country) to 251% (33565 in Plant City). The average growth rate for the county is 45% and the median is 22%.

Of the fastest growing ZIP codes since 2010, five are projecting to double in population through 2045. These include 33527 (Dover), 33565 (Plant City), 33584 (Seffner), 33592 (Thonotosassa), 33598 (Wimauma), and 33602 (Tampa). Future projections show approximately one in four new residents (122,718 persons) will move to these areas.

In conclusion, Hillsborough County has seen significant population growth over the past decade, with the average growth rate for its ZIP codes being 25%. The county is expected to continue experiencing growth through 2045, with the average growth rate being 45%. The fastest growing ZIP codes in the county are located in South County and downtown Tampa, and are expected to continue growing significantly in the years to come.
